Rental Renovations

Rental renovation budgets are largely established to achieve a required return on investment over a specified payback period, given the estimated additional income the renovation will generate.


This means, trade-offs are unavoidable, especially with older properties. I help my clients navigate difficult budget allocation decisions with a view to achieving the best overall result that will maximize the property's income earning potential.


Project Brief

This bathroom update was part of a larger apartment remodel, and decisions had to be made about where to allocate the budget for the best overall outcome.


Removing the 1960's yellow tile was not in the budget, but leaving it as is was not an option either.









Project Commentary

Extensive plaster repairs were needed as much of the top coat had become detached and unstable. The medicine cabinet was removed. Blocking was added to the wall cavity to support a new mirror before closing up the opening.




The apartment’s neutral colour palate continues into the main bathroom with new 12"x24" matte grey porcelain floor tiles. The wall colour is Benjamin Moore, Balboa Mist (OC-27).



The yellow 1960s tile is covered (tile over tile) in a white ceramic tile with a three dimensional wave motif set horizontally in a stacked pattern. Increasing the thickness of the wall meant that the toilet also had to be replaced by one with a 10" rough-in.

Navy blue glass mosaic accent tiles keep the wall tile from lookin too stark and create connection and continuity with the new blue vanity.

The bathtub received new glazing and plumbing fixtures. Satin metal quarter round tile trim was used to effectively wrap the new tile around the original tile that sat about a half inch proud of the wall surface.

A custom fabricated poplar transition bridges the height difference between the bathroom tile and the existing laminate flooring installed throughout the apartment.

A new vanity mirror and dimmable light fixture complete this remodel.
